Stonebridge, a real estate development and investment firm focused on creating exceptional places in the Greater Washington, D.C. area, has announced that Club Studio®, an innovative fitness and wellness brand by Fitness International, LLC, has leased 37,496 square feet at Carlyle Crossing, the premier mixed-use destination at 2455 Mandeville Lane in Alexandria. The transaction was secured in part by KLNB Principals Beth Sargent, Jake Levin, and Dimitri Georgelakos, who represented Stonebridge. Greg Ferrante & Andy Segall of the Segall Group represented the tenant in the transaction.
Currently in Virginia, there are Club Studio locations at Tysons and in Arlington’s National Landing neighborhood. Washington Business Journal reports that the Alexandria location will open some time next year.
Club Studio offers innovative classes led by premier instructors and top-tier trainers. Each studio is designed to inspire performance and deliver variety, featuring top of the line fitness equipment and thoughtfully curated amenities that promote both physical and mental well-being. Club Studio features five different boutique studio rooms.

For those who prefer to sweat, a Hot Yoga class blends traditional yoga with high-energy burpees in a heated studio, while a reformer-based Pilates focuses on resistance training to lengthen and strengthen the body. After each workout, Club Studio’s dedicated Cryotherapy and Recovery area offers guests whole-body cryotherapy, massage beds, and compression therapy to help aid recovery.

Carlyle Crossing is a 1.7-million-square-foot mixed-use property that includes approximately 210,000 square feet of retail and 700 residential units. The retail portion is anchored by Wegmans Food Market. KLNB has overseen all retail leasing since its inception.
